Speonk Commons New Affordable Housing Apartment Buildings

Speonk Commons is an affordable community rental housing development constructed on approximately 4.28 acres of a split zoned parcel, located at 41 North Phillips Avenue, approximately 180 ft. north of Montauk Highway in the Hamlet of Speonk.

N+P drew on its full breath of architecture, interior design and civil engineering design services for the project; which consists of six (6) two-story buildings, ranging between 5,000 to 8,000 square feet each with a total of 38 units, a community space, four (4) commercial spaces, and sewage treatment plant.  Buildings 1 & 2 are located at the street front within the business zone and consist of the community space and four (4) commercial spaces on the first floor with apartments on the second floor.  Buildings 3-6 are within the multi-family zone and contain the remaining apartment units.

The project was completed with a private developer in conjunction with the Town of Southampton Housing Authority.  Nelson + Pope worked closely with the Town planners and their Comprehensive Plan ‘Vision for Affordable Housing’ to create affordable housing that is in keeping with the historic, architectural and natural qualities of Southampton, and does not stigmatize affordable housing.  Nelson + Pope and Nelson Pope Voorhis prepared and processed all the Architectural and Civil plans and specifications for this project, along environmental analysis for the environmentally sensitive land.  The project was designed to meet the stringent requirements of the New York State Housing and Community Renewal (HCR) program and Enterprise Green Communities energy efficiency and green building certifications to provide a high-performance affordable housing development.
