Avalon at Garden City
Residential Re-Development

Avalon at Garden City was the redevelopment of a 17-acre parcel located at the decommissioned Mitchel Field Airforce Base in Garden City, NY.  The project involved the construction of a 204 residential rental unit complex constructed in 10 multiunit “Manor” buildings, 4 multistory “Townhouse” buildings and 11 “Townhome” buildings with both detached and attached garages.  Additional amenities and facilities included a clubhouse, pool, pathways, visitor parking and maintenance building.  The project is unique in that the implementation first required a 21-lot subdivision of which 19 were military housing units known as General’s Row, 1 of which was the multi-family lot, and 1 that was a new single-family home.  The overall project design required the new streets, sanitary sewer, water and drainage to coordinate with the existing facilities that were to remain.  The site prior to the redevelopment, was part of the overall Mitchel Field stormwater drainage system which discharged to the Meadowbrook.  The reconstruction included onsite subsurface stormwater leaching facilities to reduce the quantity of stormwater discharge through the old stormwater collection system.

N+P provided the engineering and surveying services necessary for the subdivision mapping, variance applications, preparation of the site improvement infrastructure improvement plans and construction layout. N+P provided the technical assistance and computations for the Stormwater Pollution Prevention Plans (SWPPP) prepared by our environmental affiliate, Nelson Pope Voorhis.
